Luxury Home Remodeling in North Georgia
GHIR Construction plans and builds whole-home remodels, primary suites, chef’s kitchens and finished lower levels for homeowners in Cumming, Alpharetta, Johns Creek and across North Georgia. One design-build team carries the project from the first walkthrough to the final punch list.
Luxury Remodeling, Defined
Luxury lives in the planning
Most people picture finishes when they hear the word luxury. Marble, custom cabinetry, a range that costs as much as a car. Those things matter, and we install plenty of them. But the remodels our clients still love years later share something else. Every decision was made on paper before a wall came down, the budget was written line by line, and one team answered for all of it.
That is how GHIR has worked since Wes and Lindsay Wiggins founded the firm in Dawsonville in 2009. Architecture runs through our partner firm, permits and selections move in parallel, and Wes personally oversees the work in the field. More than 300 projects later, the standard has not changed. Build it once, build it right, and stand behind it.
The Complete Practice
Every room, one accountable team
A luxury remodel rarely stays in one room. The kitchen opens into the family room, the primary bath grows into a suite, the basement becomes the place everyone ends up. We handle each of these in house, so the whole home is designed as one plan.

The GHIR Standard
What separates a luxury remodel
Plenty of contractors can install expensive materials. These six habits are what make the result feel effortless to live in.
Design before demolition
Floor plans, elevations and engineering are finished before construction starts. Moving a wall on paper costs an afternoon. Moving it after framing costs weeks.
Selections made early
Cabinetry, stone, tile, plumbing fixtures and lighting are chosen before the budget is final, so the number you sign reflects the home you actually want.
A line-item budget
You see what each part of the project costs. When you upgrade a finish or add scope, you see exactly what it changes before anything is ordered.
The work behind the walls
Waterproofing under the shower tile, HVAC sized for the new suite, framing that stays flat under stone counters. Nobody photographs it, and it decides how the house holds up.
A home you can still live in
Work areas are sealed and protected, the site is cleaned daily, and the schedule is planned around your family. In most cases you can stay in the house.
An owner on every job
Wes oversees every project in the field and Lindsay manages communication from the office. You always know who is responsible, because it is the owners.
Whole-Home Work
Recent whole-home renovations
Four projects where we rebuilt most or all of the house, from the floor plan to the last cabinet pull. Each one opens its full gallery.
How It Works
From first walkthrough to final punch list
Consultation and walkthrough
A free visit to your home. We listen to what is not working, look at the structure, and give you an honest read on scope and budget range before anything is signed.
Design and engineering
Plans through our partner architects, or refinement of drawings you already have. Structural engineering is completed now, not discovered halfway through demolition.
Selections and budget
You choose finishes with our guidance and we price them line by line, so the budget you approve is built from the selections you actually made.
Permits
We prepare and file every permit with your city or county and handle each inspection on your behalf.
Construction
One dedicated team, weekly updates, and a jobsite kept as clean as the work. Wes is in the field from demolition to the final coat of paint.
Final walkthrough
A detailed walkthrough and a complete punch list, then a builder who still answers the phone long after you move back in.
Budget
What a luxury remodel costs
We do not publish a price per square foot for luxury work, because the honest answer depends on choices that have not been made yet. Two homes of the same size can land far apart once structure, finishes and site conditions are known. These are the factors that move the number most.
Structural change
Removing load-bearing walls, adding beams or changing rooflines adds engineering, framing and inspection time. Updating rooms inside the existing layout costs far less.
Plumbing and mechanical moves
Relocating a kitchen sink, adding a bathroom or extending HVAC into new space means new runs, new permits and sometimes a larger system.
Finish level
Custom cabinetry, natural stone, professional appliances and designer plumbing fixtures are the largest single swing in most luxury budgets.
The age of the house
Homes built twenty or thirty years ago often hide outdated wiring, undersized ductwork or old water damage that has to be corrected once the walls are open.
Permits and jurisdiction
Fees, review windows and required documents differ between Forsyth County, the City of Cumming, Alpharetta, Johns Creek and every other jurisdiction we work in.
For real numbers, our guides break down what a home addition costs in Cumming and what it costs to finish a basement in Alpharetta, including how each jurisdiction calculates its permit fees. Unsecured project financing up to $150,000 is available with no home equity required.
Where We Remodel
Luxury remodeling across North Georgia
Our office is at 212 Grogan Drive in Dawsonville, and we work within about 35 miles of it. Much of our remodeling happens in the established neighborhoods of Forsyth County and North Fulton, where homes built in the 1990s and 2000s have good bones and layouts that no longer fit the families inside them.
★★★★★
“GHIR finished the major redo on our deck and also put a roof over it. The deck is way over 1,000 sq ft with 2 staircases also. We are so pleased with the job and the ideas that they had.”

Common Questions
Luxury home remodeling FAQs
What makes a remodel luxury?
Finish quality is part of it, but the bigger difference is process. A luxury remodel is fully designed and engineered before construction, priced from real selections, and built by a team that pays as much attention to waterproofing and framing as to the stone and cabinetry you see.
How long does a whole-home remodel take?
It depends on the scope, the structural work and how quickly selections are made. For reference, a kitchen remodel typically runs 6 to 10 weeks of construction and an addition 3 to 6 months. You get a milestone schedule before work begins.
Can we live in the house during the remodel?
In most cases, yes. We seal off work areas, protect floors and finishes, and plan the sequence so you keep a working kitchen or bathroom as long as possible. For a full gut renovation some families move out for part of the project, and we will tell you honestly if that is the better call.
Do you provide design, or do I need my own architect?
Either works. We coordinate full architectural plans through our partner firm as part of design-build, or we build from plans you already own.
Do you publish pricing for luxury remodels?
No. Every luxury project is priced from its own plans and selections. At the free consultation we give you an honest budget range for what you describe, and the line-item budget follows once design is complete.
What areas do you serve?
We are based in Dawsonville and remodel homes throughout North Georgia, including Cumming, Alpharetta, Johns Creek, Milton, Suwanee, Buford, Gainesville, Dahlonega, Canton, Jasper, Dunwoody and Sandy Springs.
Are you a licensed general contractor in Georgia?
Yes. GHIR holds Georgia Unlimited GC licenses #GCCO006076 and #GCQA006072, plus Florida GC #CGC1527188. We are a NARI Atlanta member and fully insured.
Do you offer financing?
Yes. We offer unsecured project financing up to $150,000 with no home equity required. Ask during your free consultation.
