Bathroom Remodeling in Alpharetta, Georgia
Primary suites and guest baths in Windward, Webb Bridge, and downtown Alpharetta, rebuilt from the waterproofing up by one team.
Bathroom Remodeling in Alpharetta
Built in 1994. Still has the 1994 bathroom
The primary bathroom in a Windward or Webb Bridge house from the early nineties is a specific room. A platform tub under a picture window, with a step up nobody has taken in years. A shower stall beside it barely wider than its door. Two sinks in one long cultured-marble top with a knee space in the middle that has never once been sat at. Brass fixtures, four-inch tile, and a toilet room whose door swings into the vanity. The house around it has usually been repainted twice and re-roofed once. That room is untouched, because it still works, and because nobody wants to open those walls without knowing what is behind them.
That is where we start. The waterproofing behind the tile, sloped to the drain and inspected before any stone goes up. The exhaust fan sized for the room and ducted outside rather than into the attic. The supply and drain lines moved once, correctly, so the shower can take over the tub’s footprint. Alpharetta reviews all of it under an interior permit, and the electrical, plumbing, and mechanical trades each file their own permit under ours, so there is one number the inspector calls and it is ours.
Scope of Work
What a GHIR bathroom includes
Most bathroom remodels run 4 to 8 weeks of construction once selections are complete and materials are on site.
Layout and wall changes
Moving the tub, the shower, or the wall between the bath and the closet, including the structural work when a wall is carrying load.
Waterproofing and tile
A bonded waterproofing system behind the tile, sloped correctly to the drain and inspected, before anyone starts talking about pattern.
Custom vanities and storage
Built for your ceiling height and the way you actually store things, with stone templated to the cabinet rather than ordered to a stock size.
Showers and freestanding tubs
Curbless entries, glass panels, niches set into the framing, and the valve, drain, and blocking work underneath.
Plumbing, electrical, and ventilation
Relocated supply and drain lines, the circuits code requires, dedicated lighting, and an exhaust fan sized for the room and ducted to the outside.
Heated floors and finish details
Radiant mats under tile, trim, glass, mirrors, and hardware set to the same tolerance as the cabinetry.
Local Requirements
Permitting and design review in Alpharetta
Permitting is handled by City of Alpharetta Community Development. Here is what actually shapes the schedule on a bathroom remodeling project in Alpharetta.
Ten business days for the first round of comments
Alpharetta asks applicants to allow ten business days to receive plan review comments, and every correction cycle after that starts the clock again. A complete, coordinated first submittal is worth weeks on your schedule, so we do not send drawings in early to look busy.
An interior permit, and every trade files under it
Alpharetta issues bathroom work as a Residential Interior Permit through the City of Alpharetta Permitting Portal, with the plans uploaded as PDFs. The electrical, plumbing, and mechanical contractors each pull their own subcontractor permit under it, and the city will not issue those until the building permit exists. No site plan is required as long as no exterior wall or roofline moves, which is one of the few places a bathroom is simpler than a porch.
No site plan for interior work
Alpharetta does not ask for a site plan on an interior renovation as long as no exterior wall or roofline moves. That takes the survey, the setback review, and the engineering card off the list for a bathroom, which is a real reason the permit moves faster than an addition.
HOA review runs alongside the city, not after it
Windward, Academy Park, and most of Alpharetta’s established neighborhoods require architectural review from the association. We prepare those submittals in parallel with the city application so the two approvals land close together.
Why GHIR
Why Alpharetta homeowners choose GHIR
The wet side is built and inspected first
Bonded waterproofing, slope, drain, and blocking are set before tile is ordered. A shower that leaks from inside the wall is a whole shower to fix, not a grout line.
The city permit and the trade permits, all under one name
Alpharetta will not issue an electrical, plumbing, or mechanical permit until the building permit exists. We pull the interior permit and our trades file theirs under it, so nothing waits on a subcontractor’s paperwork.
Energy code applies to a bathroom
Alpharetta asks for a Georgia Energy Code compliance report with interior permits, and a replacement bathroom window has to meet IECC ratings, not just fit the hole. We spec the window to the code before it is ordered.
HOA review before the city, in writing
The city itself encourages written HOA approval before applying, and says plainly that HOA approval does not authorize work. Windward and the older Webb Bridge neighborhoods have architectural committees that care about exterior windows and vents. We prepare that packet alongside the permit so the two do not stack.

Areas We Serve
Bathroom Remodeling across Alpharetta & North Fulton
Much of Alpharetta’s single-family stock went up between the mid-1980s and the late 1990s, when Windward and the Webb Bridge corridor filled in. Those homes were built well, and they were built for a floor plan nobody wants now: a formal living room nobody sits in, and a kitchen walled off from everything.

★★★★★
“They opened up the tub wall, moved the drain, and the shower is the room now. They also walked us through the waterproofing before a single tile went on, which nobody else offered to do.”

Common Questions
Bathroom Remodeling in Alpharetta FAQs
Do I need a permit to remodel a bathroom in Alpharetta?
Yes, for anything beyond replacing fixtures in the same spot. The City of Alpharetta issues it as a Residential Interior Permit through its online permitting portal, with a scaled floor plan for each level being improved, every room labeled with its square footage, and the fixtures, panel, and equipment located on the drawing. Plans go in as PDFs only. The electrical, plumbing, and mechanical subcontractors then each pull a separate trade permit under the building permit. No site plan is needed as long as the exterior walls and roofline do not change.
How much does the city charge for the permit?
Alpharetta publishes its formula. The base fee is $5.50 per $1,000 of calculated construction cost with a $50 minimum, plus a plan review fee of $2.75 per $1,000 with a $25 minimum, plus a $100 certificate of occupancy fee. An interior-only remodel skips the $85 erosion inspection fee because no ground is disturbed. On a typical primary bath that lands in the low hundreds, and we carry it in the line-item budget so it is not a surprise.
Can we lose the garden tub and get a real shower?
Yes, and in Windward-era houses that is the most common scope we build. The platform tub footprint is usually large enough for a walk-in shower with a bench and a proper glass door, and the drain is already nearby. What we confirm before demo is what is under the platform and whether the wall between the tub and the shower is carrying anything, so the header is engineered rather than guessed.
What areas around Alpharetta do you serve?
We are based in Dawsonville and work throughout North Georgia, including Alpharetta, Cumming, Johns Creek, Milton, Buford, Gainesville, Suwanee, Roswell, Sandy Springs, and Dahlonega.
