Basement Finishing in Alpharetta
The best room in the house is the one you haven’t finished
Windward, Big Creek, and the rolling lots along Webb Bridge and Kimball Bridge gave a lot of Alpharetta houses a daylight or walkout basement, and most of them were left as a poured box with a stair, a stubbed bath, and the furnace in the corner. Thirty years later that is often the largest unfinished square footage in the house. It is already under roof, already on the tax bill, and already the space the family drifts toward whenever there is a game on or a teenager who needs a door.
The difference between a finished basement that feels like the rest of the house and one that feels like a basement gets decided before framing. Whether the foundation wall gets a drainage plane behind the insulation or just the insulation. Whether the beam and the trunk line get boxed in or the plan gets laid out to keep the ceiling. Whether the bedroom you want down there has an opening that legally counts as a way out, cut into the foundation and priced now rather than found later. And whether the furnace upstairs can actually carry another twelve hundred square feet, which Alpharetta will ask us to prove on paper.
Scope of Work
What a GHIR basement includes
Most basement build-outs run 8 to 14 weeks of construction, depending on whether bedrooms, baths, and egress work are in the scope.
Moisture control first
Grading, downspouts, drainage, and the foundation wall get addressed before framing. Finishing over an active water problem only hides it for a season.
Layout and framing
Walls laid out around what is already down there: the columns, the beam, the mechanical room, and the stair.
Bedrooms and egress
A basement bedroom needs an emergency escape opening. On a poured wall that means cutting the foundation and building a window well, designed in rather than discovered later.
Bathrooms and wet bars
Full baths, wet bars, and the drain work underneath, including an ejector pump where the drain line sits above the fixtures.
Media, gym, and bar space
Framing, blocking, wiring, and sound isolation planned around the way the room will actually get used.
Mechanical, electrical, and HVAC
Panel capacity, dedicated circuits, and supply and return sized for the conditioned square footage you are adding.
Local Requirements
Permitting and design review in Alpharetta
Permitting is handled by City of Alpharetta Community Development. Here is what actually shapes the schedule on a basement finishing project in Alpharetta.
Ten business days for the first round of comments
Alpharetta asks applicants to allow ten business days to receive plan review comments, and every correction cycle after that starts the clock again. A complete, coordinated first submittal is worth weeks on your schedule, so we do not send drawings in early to look busy.
Basement finish is its own box on the city’s application
Alpharetta’s Residential Interior Permit application asks you to check Basement Finish or Interior Remodel, and the trade permits for a basement have to be issued separately and tied directly to that basement finish permit. The plan set has to show every room with its square footage, the panel, the water heater, and the HVAC equipment, and if the existing system is going to condition the new space, the city wants load calculations proving it can.
No site plan, but a full mechanicals plan
Alpharetta does not need a site plan for a basement finish, since no exterior wall or roofline moves. It does want a mechanicals plan and, if the existing HVAC will serve the new area, load calculations proving the equipment is adequate. That is the document most first-time submittals are missing.
HOA review runs alongside the city, not after it
Windward, Academy Park, and most of Alpharetta’s established neighborhoods require architectural review from the association. We prepare those submittals in parallel with the city application so the two approvals land close together.
Why GHIR
Why Alpharetta homeowners choose GHIR
Moisture solved before framing
We look at grading, downspouts, and the foundation wall before anything is framed. Finishing over an active water problem buys one dry season and then a remediation bill.
HVAC sized to the new space, on paper
If the existing equipment is going to heat and cool the basement, the city wants load calculations proving it can. We run them during design, because the answer decides whether the budget carries a second system.
Egress designed, not discovered
A basement bedroom needs an emergency escape opening. On a poured wall that means cutting the foundation and building a window well. It gets sized and priced during design so a planned bedroom does not become a bonus room at inspection.
Ceiling height protected
Two inches of headroom is the difference. We route ducts and plan soffits around the ceiling, not around whichever path is easiest for the trade.

Areas We Serve
Basement Finishing across Alpharetta & North Fulton
Much of Alpharetta’s single-family stock went up between the mid-1980s and the late 1990s, when Windward and the Webb Bridge corridor filled in. Those homes were built well, and they were built for a floor plan nobody wants now: a formal living room nobody sits in, and a kitchen walled off from everything.
How It Works
Your basement finishing project, step by step
Free consultation
We walk the space, look at the grading and the mechanical layout, and give an honest budget range before drawings start.
Design and line-item budget
A floor plan that protects ceiling height and storage, priced trade by trade.
Permits and approvals
Issued as a basement finish permit through City of Alpharetta Community Development, with septic approval handled first when the home is not on sewer.
Construction
Framing, rough-in, inspections, insulation, drywall, and finish, staged so the mechanical equipment stays accessible throughout.
Walkthrough
A punch walkthrough, plus a clear handoff on where every shutoff and cleanout ended up.
★★★★★
“They ran the load numbers on our furnace before we signed anything and told us it would not carry the basement. Nobody else even brought it up.”

Common Questions
Basement Finishing in Alpharetta FAQs
Do I need a permit to finish a basement in Alpharetta?
Yes. The city issues it as a Residential Interior Permit with Basement Finish checked, submitted through the City of Alpharetta Permitting Portal as PDFs. The plan set needs a scaled floor plan for the level, each room labeled with its floor area, all windows and doors, any change to bearing walls or floors, and a mechanicals plan showing the water heater, HVAC equipment, panel, switches, and outlets. A Georgia Energy Code compliance report goes in with it. The electrical, plumbing, and mechanical trades then each pull their own permit tied to the basement finish permit.
Can I put a bedroom in my basement?
Yes, with a code-compliant emergency escape opening and the required ceiling height, which on most poured foundations means cutting the wall and building a window well. One more thing gets checked first. Most of Alpharetta is on Fulton County sewer, but if your lot happens to be on septic, the city requires a Fulton County septic permit receipt with the application whenever bedrooms are added. We confirm which you have before the drawings are final.
How much of the basement should I finish?
Usually less than you think. Real unfinished storage and clean access to the mechanical equipment are worth more day to day than another two hundred square feet of finished floor. We draw both versions during design so it is a choice rather than a regret.
What areas around Alpharetta do you serve?
We are based in Dawsonville and work throughout North Georgia, including Alpharetta, Cumming, Johns Creek, Milton, Buford, Gainesville, Suwanee, Roswell, Sandy Springs, and Dahlonega.

Yes. GHIR holds Georgia Unlimited GC licenses #GCCO006076 and #GCQA006072, plus Florida GC #CGC1527188. We are a NARI Atlanta member and fully insured.
